Course Description

The primary market for real estate has traditionally focused on careers that develop, acquire, operate, and ultimately sell individual real estate projects. Increasingly significant is knowledge of how the secondary market for real estate has emerged over the past decades, allowing you to access real estate investment trusts (REITs) as equity capital for your real estate projects and commercial mortgage-backed securities (CMBS) lenders as a source of debt capital. In order to access the secondary market, it is vital to have an understanding of how these markets work to add value to real estate investors. Partnering with REITs provides access to equity investors who would never consider a direct equity investment in your projects. Working with CMBS lenders offers an alternative to local and regional banks that have traditionally dominated real estate lending. In this lesson, you will examine the four phases of project financing and how refinancing proceeds can be used toward equity capital for new ventures.
