Course Description

In real estate, vacancy is a major risk factor. In this lesson, you will examine vacancy scenarios and their impacts on your bottom line. You will explore the effect that an empty space has on revenue generation, operating expenses, and capital expenses; in particular, you will discover how to build unlevered acquisition models to quantify the impacts of vacancy through a revenue forecast for a property. Keeping your model as realistic as possible will require that you also account for turnover vacancy; this can become complicated since you don't always know if a tenant will renew or vacate. In most cases, you will need to figure out how to account for the most likely scenario. You will also create lease renewal predictions in the case of 100% certainty as well as for uncertain lease renewal scenarios.
